Making Your Reservation
Please review Swell Properties' inventory to determine your rental preferences. When you contact our office: (1) please designate one person in your party to be responsible for all payments and correspondence regarding your reservation, (2) tell us your vacation dates, (3) the property you prefer, and (4) any special rental requirements you may have. Although we make every effort to accommodate your wishes, some properties are rented a year in advance.
Final Rent Payment/Forms of Payment and Deposits
To expedite your check-in, full payment of your remaining balance and associated charges must be made 30 days prior to your arrival. We will send out a reminder for the final balance prior to the date due. All reservation balances not received in our office 30 days prior to check-in, will be subject to cancellation. No Exceptions. Reservations made within 30 days of arrival will require at the time the reservation is made payment in full by credit card or check by priority mail.
NO PERSONAL CHECKS WILL BE ACCEPTED AFTER THIS 30 DAY DEADLINE. Please send check or money order to Swell Properties, 154 N. Main St. Lodi, WI 53555. We will send checks through the bank only once. There will be a $30.00 service charge for any check returned for insufficient funds or accounts closed and your reservation will be cancelled immediately. All rental rates and services quoted by our staff or on our web site are cash discounted prices.
Refundable security deposits are required on all units. The security deposit is $250.00. The purpose of the security deposit is to protect the home/contents from malicious or negligent damage and/or dwelling being left abnormally dirty resulting in excessive cleaning costs (i.e., carpet/furniture stains, damage due to smoking, pet stains, etc.)

Cancellations
CANCELLATIONS MUST BE IN WRITING. If you cancel your reservation for any reason, you will be charged a $75.00 non-refundable cancellation fee. If you cancel at least 60 days prior to your arrival, you will receive a full refund, less a $75.00 cancellation fee. If you cancel less than 30 days prior to your arrival, you will be held responsible for the full rental rate for the entire period (unless your unit is re-rented) plus a $75.00 cancellation fee. Refunds due to cancellation will be payable within 30 days after the subsequent re-rent payment has cleared our accounts. We cannot make any substitutions or refunds upon arrival for any reason whatsoever. THIS CANCELLATION POLICY DOES NOT APPLY TO LAKEFRONT RENTALS. GUESTS RENTING LAKEFRONT PROPERTIES FORFEIT THEIR ENTIRE DEPOSIT. There are no refunds for poor snow conditions, severe weather, road closures, traffic delays, early departures, illness or injury, mechanical breakdown, or household appliance failure.

Check in time
Check-in time is 3:00PM or later. Our goal is to have all units ready by 3:00 P.M. Cleaning and maintenance cannot begin until the previous guests leave.
Please inquire about early check-in.
Checkout time
Checkout is 12:00 Noon, and is strictly enforced in the summer season. This means that on departure day, your unit should be vacated no later than 12:00 PM. In most cases, there will be another guest checking in later in the day.
Please inquire about late check-out.
*Any breakage or damage must be reported immediately during your stay and replacements costs covered before you leave.
